KINGMAN - The Board of Supervisors will consider purchasing around 30 acres of property along Grace Neal Parkway in order to build a drainage channel for the Mohave Wash during its meeting Monday.
According to information provided to the Board, the county is looking at spending more than $1.3 million to purchase the property, about $45,000 an acre.
According to tax records from the County Assessor's Office, the four properties are assessed at a full cash value of $1,000 and $2,000 an acre and are owned by Lingenfelter Investments and John T. Neal.
A check of local real estate Web sites shows vacant residential land in the Kingman area, depending on the location, selling for at most around $9,000 an acre.
The drainage channel would help protect local homes and Grace Neal Parkway from flooding. The county has applied for federal stimulus dollars to help build the parkway.
The Board meets at 9:30 a.m. Monday in the County Administration Building, 700 W. Beale St.
Also on Monday, the supervisors will consider the purchase of 13 new fleet vehicles for the Public Works Department.
According to information from the County Procurement Department, the county is looking to purchase: a jail transport van without a divider; a 4x4 utility vehicle; five sedans; a jail transport van with a divider; a mini-van; a standard truck and three club cab trucks.
If approved, at least six of the vehicles will be purchased locally. The 4x4 utility vehicle would be purchased from Bradley Ford in Lake Havasu City. The mini-van, truck and three club cab trucks, if approved, would all be purchased from Martin Swanty in Kingman.
The 13 vehicles are expected to cost more than $339,000.
At the same time, the Board is expected to authorize the auction of miscellaneous county property. The items for sale will be listed on the county's auction Web site once the Board approves them.
The Web site can be found at www.co.mohave.az.us. Click on the "Departments" tab and then on "Procurement." Then click on the "Auctions/Surplus" tab on the left side of the screen.
The Board also will discuss the possibility of a veterans cemetery in Mohave County.

I know Dr. Lingenfelter and he is not a crook. He cares about his community and has donated tons of land to many different groups. Most recently to a church group so that they could build a new church. Funny how eminent domain is a fair option - until its your land that the government will take.
I was also at the Board meeting. Mr. Chambers said he was a real estate professional, had not read the appraisals yet was really upset by the documents he did not read. Huh??! If you haven't read the appraisals then how can you criticize them??I mean,I've got gut feelings about many things at the age of 64 but that doesn't necessarily make me right.

1. Mr. Chambers did you read the appraisal that was included in the back-up for the item?
2. As a real estate broker and professional, what do you believe is an appropriate monetary offer for the land in question? We'll see how close your professional estimate is to what the next appraiser believes to be fair.

tired of the Good Old Boys
Shouldn't an appropriation of this magnitude have gone before the voters? Is it solely up to a bunch of good old boys to make this decision? Ron Walker has to realize sooner or later that his lack of leadership will be realized by the very people that originally thought he was competent. How blind could they be?

The reason this property is more valuable is the old real estate addage "Location, Location, Location." Don't be mad at anyone but yourself for not having the foresight to invest in land here, especially if like some of you, you've lived here forever and just chose not to invest in your own community. Then maybe your name would be in the paper as a wise businessperson too.

Justin Chambers
I was there this morning at the meeting and spoke against this. Keep in mind we do have a voice in these things. Rambling on the internet won't do anything or sway their vote either way. Luckily they voted to re-appraise the land and look at the situation again. I think all of us are frustrated with the direction of government and where the good ole US is going. I was mostly offended that the county attorney Walker was in favor of this as well as the Mr. Hunt. Luckily all three of the Board of Supervisors listened to us and are re-evaluating. I hope in the future more people come to these meetings. Only two of us spoke against it, sadly computer chair dissent won't work.

Frustrated
It sure seems like Mr. Walker wanted this deal to go through. It makes a person wonder why. He claimed of allegations in referring to the County overpaying for the property....hmmmm maybe Mr. Walker has a vested interest in the sale price of the property which is handled through the back door. We'll never know.
We can thank you Gary Watson for keeping Mr. Walker on board. He never has had the county's interest in mind. IF he did, he wouldn't have suggested the inflated salaries of his favorite people in the county to be his deputies.
All of you people who threaten recall get off your arses and do it! We'd be better of without Watson and Sockwell. Buster Johnson is the only one with a lick of sense.
Talk is cheap. Action speaks louder than words.

Too Late
Too late!
If this was my property or your property and the City or County wanted it to build a hotel or what ever they would take it under the "newly Adopted Intimate domain laws".
The people of this area needs to rise up and put ordinary people who won't and can't be bought by the "good old boys club" in office.
The City of Kingman needs to incorporate the Airport and bring this cash cow into city limits, run the Airport Authority out and run the Airport themselves.

Reality Check
In reading the article in the Miner, it appears that it was the County that obtained the appraisals in question which reflect the land values in question. A third party appraiser from outside the County produced the appraisal. That being the case, I don't understand how that turns into a vilification of Mr. Neal or Mr. Lingenfelter who simply own the land the County wants to purchase? 'Government in the Sunshine Laws' obviously prohibit any 'good ole boy' transactions. Where do you conspiracy theorists come up with this stuff?
Now, perhaps is not the right time for this project.

As usual, the Good Old Boys took care of their own and awarded the most lucrative deal for the Neal family possible. I don't think there's anyone in this county, other than the Neals, that will benefit from this scam.

$45,000 an acre for overgrazed undeveloped land? Holy smokes, I have an empty lot I'll sell the County for that kind of money! Insult to injury that the money will go to two prominent family's that will benefit even more once the road is built.

I would certainly be interested in hearing why the county views this land as being so valuable, compared to other vacant land!
If building this drainage is so important to the public, and the owners want an extravagant amount of money; why not use that wonderful "emminent domain" option??

Average vacant residentual property 9k an acre.
Property Owned by LINGENFELTER AND NEAL 45k an acre ??????
IM REALLY SORRY !! Mr Lingenfelter your Petition drive to get Stimulus Money for The "Grace Neal parkway" project hasnt appeared.
I do have to tip my hat tho..Good Plan B sell your 30 acres along the route to the county for 5 times the rate per acre.
Best part... the People cant show up an scream at the meeting....Like that would matter.
This deal is already done, an the taxpayers fill the absent stimulus money blues.
Can I be the only person with their jaw on the floor?.
All we hear is the county needs more money your taxes are going up.
Then we see Homeboys doing this? right out in the open.
Yea Yea... I know its without doubt Legal..but that doesnt make it "right" or in the better interest of taxpayers footin the bill.
What makes their land 5 times more valuble per acre?
Council ? You work for us. Are you going to waste our taxes on this overpriced land?
